Defects Diagnosis

Targeted inspections to investigate the cause of building defects and providing specialist advisory reports and recommendations for remedial work and associated costings.  We also offer advice on further specialist investigations and ongoing management of contractors to verify and rectify defects found.

Specification of Works

Drafting detailed specifications for a broad range of property work including building repairs, maintenance, refurbishments and fit outs, covering site inspections and preparation of contractor tendering documents.  We also work closely with Architects, Building Services Engineers and Structural Engineers, as well as specialists in planning, acoustics and environmental issues to provide comprehensive input on the full extent of works.

Party Wall Services
Professional survey or services under the Party Wall Act etc.1996 acting for both building and adjoining owners.  Services include advising on legislative requirements at design development stage, review of construction proposals, service of formal Party Wall Notices, adjoining owner/surveyor liaison, preparation of schedules of condition for adjoining properties and preparation and negotiation of Party Wall Awards for publication prior to work commencement.

Schedules of Condition
Inspecting and documenting the condition of buildings and identifying defects. Schedules are prepared at all stages of a building lease term, including prior to lease commencement/occupation for maintenance proposals and in advance of construction works.

Schedules of Dilapidations

Review of lease documentation to assess tenant liabilities, carrying out detailed site inspections and preparing schedules to identify repairs, reinstatement, compliance and yielding up obligations.  Acting on behalf of both Landlords and Tenants, our services can also include provision of cost estimates through tendering or direct contractor negotiation.

Planned Preventative Maintenance
Devising maintenance programmes and reports to help property owners effectively budget and reduce the need for expensive and unplanned reactive property maintenance.  Services include detailed inspections and provision of planned preventative maintenance reports identifying works required in the short, medium and long term and associated budget costs.
